Title: Project Manager Department(s) Construction
Reports to: Construction Director
Position Overview:
The Project Manager oversees all aspects of the construction projects ensuring projects remain on schedule, stay within budget, and are built or renovated safely and in a quality manner. This includes coordinating contractors and suppliers and monitoring contracted work. It also includes working with the Construction Supervisor to plan weekly schedules for habitual volunteers, weekly volunteer groups and AmeriCorps members. It also includes working with the fund development and volunteer services departments as needed to fulfill the overall needs of the organization.
Job Tasks and Responsibilities:
- Complete detailed scopes of work as needed for assigned projects.
- Develop and manage schedules for all assigned projects. Work with Construction Director on master schedule for the build year.
- Assist with construction procurement process and make award recommendations as needed.
- Develop detailed construction budgets for assigned projects. Complete material take-off’s and labor estimates for self-perform work and manage project budgets as needed through completion.
- Work with the Volunteer Services Dept. to coordinate appropriate volunteer resources as needed for assigned projects.
- Work with Family Services Dept. to ensure homeowners are properly engaged in the construction program and establish closing dates and other milestones as needed.
- Work with Resource Development Dept. to ensure sponsors’ needs are met on the construction sites and are properly engaged in the building experience as requested.
- Work with Warehouse & Logistics Manager to coordinate ordering and delivery of materials.
- Monitor subcontracted work to ensure it is completed in a quality manner. Mitigate on-site issues.
- Responsible for managing issues of job site safety and security, for people and equipment.
- Responsible for managing the supervision of the Construction Supervisor(s).
- Responsible for assisting the Construction Supervisor provide training and supervision of AmeriCorps Construction Crew leaders.
- Work with Construction Supervisor(s) to ensure AmeriCorps Construction Crew leaders and volunteers adhere to construction related policies and procedures.
- Schedule and attend building inspections as needed.
- Work with Construction Supervisor(s) to coordinate and conduct homeowner walk-throughs.
- Manage all punch-list and warranty repairs to ensure they are completed in a timely manner.
- Complete material take-off’s as needed for assigned projects.
- Provide construction labor and/or site leadership as needed. May include performing general labor, material handling, and carpentry related tasks.
- Responsible for following document control procedures for all assigned projects.
- Manage and/or provide labor to complete capital improvement projects at the request of the Construction Director.
- Provide weekly updates to Construction Director noting material issues, construction progress, and construction issues.
- Attend MHFH staff meetings, Volunteer Scheduling meetings, Construction Department meetings and House Dedications.
- Perform other duties as required by business needs and requested by the Construction Director.
Knowledge, Skills, Abilities and Personal Characteristics:
- Associate’s degree in architecture or carpentry from a two-year vocational or technical college or combination of equivalent experience and training in residential construction management is required. Experience in new construction and full gut renovation work preferred.
- Knowledge of Universal Dwelling Code and industry standard building practices required. Green Building and Energy Star experience is a plus.
- Knowledge of materials, methods, and the tools involved in the construction or repair of residential dwellings.
- Demonstrated planning and organizational skills, including the ability to anticipate tasks, set priorities, meet deadlines, and function smoothly under strict deadlines and shifting priorities.
- Experience in negotiating and managing subcontracts and scheduling contractors.
- Great interpersonal skills and the ability to manage multiple projects in an efficient manner.
- Strong communication skills to work across departments and with various levels of management.
- Computer literacy with demonstrated experience in Microsoft Office (Word, Excel) and Internet.
- Physical ability to complete work on build sites when required.
- Design/build experience a plus
- Dwelling Qualifier certification or ability to obtain certification within six months of hire.

- OSHA Competent Person training or ability to obtain within six months.

Title: Construction Supervisor

Position Overview:
The Construction Supervisor oversees all job site related activities on assigned rehab and new construction houses, ensuring all phases of the master construction schedule are maintained. The role of the Supervisor is to coordinate all field activities to insure delivery of appropriate tools and materials, lead and teach AmeriCorps members, volunteers and homeowners on site, monitor quality control and track job status and report it to the Project Manager.
Job Tasks and Responsibilities:

Position Overview:
This individual oversees and manages the Deconstruction Services business for the Milwaukee Habitat for Humanity ReStore.
Job Task and Responsibilities:
Responsible for overseeing all aspects of Deconstruction Services, including planning for and expanding upon the Deconstruction Services business through servicing existing contacts and establishing relationships with new donors, individuals, businesses and partners.
- Plan and execute a marketing program to increase revenue from deconstruction projects in collaboration with the ReStore Director and ReStore Marketing Manager
- Responsible for the Milwaukee Habitat for Humanity ReStore “Deconstruction Services Handbook”, revising as necessary.
- Establish and build a relationship with donors; strive for a delighted donor experience by ensuring clear expectations are set and understood by all parties; develop and seek the approval and signature of donor on the deconstruction contract before starting each project.
- Perform accurate assessment of potential homes/businesses for deconstruction and ReStore sales when a lead comes in.
- Coordinate and schedule all deconstruction planning with donor, volunteers, and ReStore staff to ensure all interested parties are well informed and prepared.
- Recruit and develop volunteers for the “Decon Crew(s)”. Train on-site crew in deconstruction processes including safe power equipment operations and material handling (e.g., asbestos).
- Supervise and lead department staff and assigned volunteers in worksite activities to ensure both donors and volunteers have an excellent experience with the ReStore deconstruction process. Ensure a safe, secure and efficient work environment at deconstruction sites.
- Ensure damage-free removal and conveyance of items salvaged to the ReStore sales floor.
- Perform timely project wrap-up, including an itemized list of items salvaged and value, donor thank you & receipt, volunteer & ReStore staff thank you and any appropriate deconstruction process updates.
- Prepare reports for ReStore Director to detail revenue and expenses for deconstruction projects completed and projections for future/upcoming deconstructions.

- Required to lift up to 100 pounds on a regular basis and will experience frequent bending, squatting, lifting and repetitive motion. This position will occasionally be exposed to extremes in weather (e.g., heat, cold, wind, rain, etc.).
- High school diploma or equivalent with a minimum of 2 years related experience required. The ideal candidate will have experience in the construction industry and have a minimum of 2 years of experience in managing staff. Experience working with and managing volunteers would be a plus. Experience with lead and asbestos identification and abatement preferred, as well as experience driving large trucks. CDL a plus.
